JVC is where Dubai's affordable-to-mid market lives. Laid out as a ring of low and mid-rise clusters around a central park spine, it offers the lowest entry price of any established freehold community with genuine amenity provision. Gross yields of 8% to 9% are routine for studio and one-bedroom stock, the highest in the city. The trade-off is competition: JVC has more units under construction than any other Dubai community, and landlords price aggressively against each other. For investors building a portfolio rather than buying a home, JVC does one job extremely well — it produces income from a small equity cheque. Selectivity on building and developer matters more here than anywhere else in the market.
