Downtown is Dubai's central business and tourism district, and property here trades on a simple premise: the view. Units with unobstructed Burj Khalifa or Fountain frontage command a persistent premium of 20% to 35% over identical floor plates facing the other way. Supply is tightly controlled and the master plan is essentially complete, so new stock arrives infrequently and typically at the branded or ultra-prime end. That scarcity underpins values through softer cycles. It is not a family district. Buyers here are executives, pied-à-terre owners and investors letting to short-stay guests at some of the highest nightly rates in the emirate.
